Here’s a quick rundown of some of the marketing items we’ll execute in order to get your Northwest Arkansas area property properly exposed to as many prospective buyers as possible.
Provide a free, Professional “Staging” Consultation from an independent 3rd party consultant. The findings and recommendations of this consultation will serve as a guide that enables us to get your property ready to be presented to prospective buyers as effectively and efficiently as possible.
Take a video of your property and syndicate the video to 5 popular video sharing sites including Youtube. Each video will include annotations that call visitors back to your single property website or your property’s page on EXITprorealestate.com
Syndicate your Property’s details to 20 popular social networking sites including Facebook and Twitter
Take a driving or walking tour video of your neighborhood and syndicate as mentioned in the last step.
Create a single property web page designed for syndication to major Real Estate 2.0 sites like Trulia, Zillow, and Cyberhomes using proprietary EXIT technology called E-listings. All together, there are 20+ sites that your property info will be syndicated to, including the sites of all the major brokerages like EXITrealty.com, RE/MAX.Com, ColdwellBanker.com, etc.
Create another single property page designed to live locally at EXITprorealestate.com. This page will include as many pictures as we can reasonably take, the video, the neighborhood video, a very detailed description, and a “walk score” glimpse at the property which will allow prospective buyers a chance to get to know the property.
We’ll create a blog post at ActiveRain.com – ActiveRain enjoys significant “love” from search engines, and placing info about your property on the site will increase its chances of being found by visitors searching for real estate in your town.
We’ll set up a Google Adwords pay per click campaign for your property so anyone searching for Real estate or homes in your area will see your property in the Google search results. We’re thinking that this will become a much more common practice amongst real estate agents over the coming years, but for now, we’re pretty much the only ones in town doing this.
Postcards – We’ll send 100 postcards to area neighbors letting them know that your property is for sale. These postcards won’t be of the typical “Just Listed” variety though. We’ll make sure they are designed and presented in a way that gets interested parties to call us or visit your single property web page for further info.
Custom Sign - We’ll have a custom, show-stopping sign created for your property. “Show Stopping?” Well, here’s the thing. We were watching our colleagues in other parts of the country produce “For Sale” signs that simply stopped traffic as people stopped to read the sign. So we figured Custom signs would be a great tool in our arsenal.
We’ll Mass Email our database of 3500 plus prospective buyers who are receiving regular listing updates from us. Through our network of websites, we’ve been adding people to our New Listing Email Updates for years now. Many of these folks are simply waiting for the right property to hit the market. Could it be yours?
Open Houses? Sure, we’ll do an open house for your property. But we’ll want to be sure they are properly promoted. What does this mean? Well, prior to the open house, either that morning or perhaps a day or 2 before, we’ll canvas your neighborhood knocking on doors and letting people know the open house is coming. Ever had one of your neighbors’ Realtors knock on your door to announce an open house? We didn’t think so.
Calling Our Friends – Putting More Realtors to Work on Your Behalf. We’ll call the last 20 agents who completed successful transactions nearby your location to let them know your property is for sale. For each of these agents, we’ll offer a .5% commission bonus out of our side of the Commission!
What’s The Catch?
No catch. We really do complete all of the above activities on your behalf. But in return we do expect 1 main thing. You’ve got to be reasonable about the current value of your property. Part of the problem sellers are experiencing in today’s tough marketplace is that many of our colleagues our willing to list properties at prices that have very little chance of attracting buyers. We’re not saying that we want you to sell yourself short. All we’re saying is that if you’re truly motivated to accomplish a sale, then your price will fall in line with current market conditions.
